Flooding is one of the major challenges residents in Lekki have to contend with during the rainy season. Many residents in this area have had to temporarily relocate to flood free areas and even the mainland so as to avoid the disaster of the floods.
With Eti-Osa local government area being 70% at high flood risk, one begins to wonder if there are flood free areas in Lekki. The good news is – there are still some properly planned and well managed estates with good drainage systems and water channels that minimize the effects of flooding in Lekki.

Nicon Town Estate
Nicon town estate is a purely residential community located outside of the lekki pennisula in Ikate, off the Lekki-Epe expressway. Nicon Town was developed into a housing estate for chevron employees’ cooperative thrift and credit society. Known for its luxury and class, average cost of rent in this estate goes for ₦9M per annum while the average prices of house for sale is ₦260M.
Stillwaters garden Estate Lekki
Stillwaters Gardens Estate is located at 2nd Round About, Lekki. The average price of houses for sale in Stillwaters garden estate is ₦64.5M. It’ll cost you ₦5-₦7M per annum to rent a home in still waters garden.
Discovery gardens estate Lekki
Discovery gardens estate is also one of the few estates in Lekki not prone to flooding. It is located in Igbo-Efon, Lekki. It is a calm, serene and peaceful mini-estate of 36-units of apartments, with facilities such as; tennis court, swimming pool, Gymnasium, supermart etc.

Located on Chevron Drive, a few minutes away from Northern Foreshore Estate.
Bourdillon estate is a hybrid of Fiore Flats, Cluster Blocks, Semi Detached and Fully Detached Duplexes. A 3bedroom apartment will cost you ₦50 million while a 4 bedroom semi-detached duplex goes for ₦78 million while and a 4 bedroom terraced duplex will cost you ₦90 million. Victory Park Estate
Victory Park Estate is a residential estate located in the Osapa axis of Lekki, right behind Femi Okunnu Estate. This estate is just a few minute drive from Victoria island which makes it an affluent neighbourhood. The average cost of rent in victory park estate is ₦4.5M while the cost of a 4 bedroom semi-detached duplex is ₦78M. A 5 bedroom duplex costs ₦90 – ₦120M
Friends Colony Estate
Friends Colony estate is located in the Agungi a few distance from Egerton Estate. It has 264 units of semi-detached and detached houses . Primewater view Estate Lekki

Diamond Estate
Diamond Estate is a gated serviced residential community located off Novare mall road along Monastery road. It is a beautiful estate with interlocked roads. It’s one of the few flood free areas in Lekki, even during heavy downpours. It has security, central water system but no central power supply.
Lakeview estate lekki

The Royal Garden estate
This is a gated serviced residential area located close to the Lekki Scheme 2 Ajah. It is less than a minute drive from VGC and about 30 minutes drive from Victoria Island.
Graceland
Graceland estate is located along Lekki – Epe expressway, at a short distance after the Ajah flyover bridge, and just after Royal Garden estate.
